Residential Leasing Criteria

To ensure a smooth leasing process, all applicants must meet the following requirements:

  • Applicants must be 18 or older with a $50 non-refundable application fee.
  • One year of verifiable income and two years of stable rental history required (no evictions).
  • Government-issued ID and Social Security card or TIN required.
  • Good credit (FICO 620+) and no felony convictions in the past ten years.
  • Pets may be allowed with additional deposits and documentation.
  • Completed applications processed first-come, first-served, typically within 3 business days.
  • Security deposit due within 48 hours of approval; first month’s rent due at move-in.
